Rent conditions

RESERVATION
The rental price is determined by the time of year and includes normal consumption of water and electricity.

In some houses there may be a supplementary charge for heating or air conditioning.
40% of the amount corresponding to the total rent is payable on booking the accommodation and the remaining 60% will be paid at least one month before your stay.
For last minute bookings, payment will be made upon arrival (Cash or card).

Payments will be made by bank transfer or credit card.

You must send us proof of payment within 3 days to confirm the booking.

If we have not received the contract and proof of payment within 3 days, the contract will be cancelled automatically (Except for communication from you).

For international bank transfers all costs and charges are your responsibility, for both the issuing bank as well as the bank receiving the payment.

We do not accept payment by check and vocational chek.

CANCELLATION

In the event of cancellation on your part, we will reimburse the money only if we succeed in re-letting the property for the same period. However, the administration fees will not be reimbursed.

You can take out travel cancellation insurance with any company offering this service.

The agency reserves the right for reasons of force majeure to replace the rental by another with similar characteristics or in case of disagreement by the tenant, to cancel the contract by reimbursing the entire amount paid for the rental.

DEPOSIT

The amount of deposit will be stated in the rental agreement and ranges from 300€ to 1000€, to be paid in CASH / CHECK / CARD upon receipt of the keys to the property.

The deposit becomes effective from the moment you enter the property, as a guarantee against damage during your stay.

It will be refunded at the end of your stay and after the house has been inspected.

The clients will leave the house and furniture as they found them upon arrival.

TOURIST TAX

The clients will be obliged to pay the tourist tax of 1 € per day, per person (over 16yrs).

REGISTRATION AND COMMUNICATION BY CLIENTS – COMPULSORY

For the rental agreement to be accepted, clients must provide all the personal information requested on the rental contract regarding all persons using the accommodation.

This information will be sent to the Spanish police on the day of your arrival.

ACCESS TO THE PROPERTY

You may enter the property at 4pm or thereafter on the day of arrival.

On the same day we will meet you at the accommodation you rented or at the agency to give you the keys and settle together the last formalities of rental.
For arrivals after 7 pm and outside our business hours, on Sundays and public holidays, you will be asked to pay an extra 20 € for the return of the keys.

This condition depends on the availability of agency staff. It is therefore imperative to report an arrival outside of our schedules.
In the event that you detect an abnormality in the equipment of your rental property you have 24 hours to inform us so that we can find a solution as soon as possible.
Without notice to you, or if you decide to solve the problem by yourself, you will waive any claim.
If during the stay you break some material or utensil (glasses, dishes, …) we kindly ask you to replace it with another similar. If this is important, you should inform us as soon as possible.

LEAVING THE PROPERTY
You will need to leave the accommodation between 7am and 11am.
The time will be fixed at your arrival according to the availability of our staff to make the state of the places of exit.
Should you wish to leave the house before the scheduled time and / or date, please contact us.

The tenant will have to clean properly the property before leaving: floor, kitchen, bathroom, wc, glass, dust, terrace, barbecue, empty all garbage and wash blankets or protect stained mattresses / sofas or take cleaning option. Final cleaning doesn’t include: barbecue, terrace, fridge, oven and empty garbage.

SECURITY OF THE PROPERTY

The owner is not responsible for theft, fire, water damage, broken windows.

The tenant will have their own insurance.
As a precaution we advise you to ensure you close the doors and windows when you leave the property.
The insurance policy covers only the owner’s property.

RESPECTING REGULATIONS
The accommodation can be rented for a number of persons defined in advance. In case you do not respect the maximum capacity we will be obliged to evict you and the deposit will not be refunded.
In the rentals with swimming pool, tennis and / or community garden and / or private … only can make use of the people who rent the accommodation.
We ask you to respect the neighborhood and not to make noise between 22h and 8h.

PROHIBITED

  1. To remove or install furniture in the property, or carry out works and repairs;
  2. To let the property out or sublet it to others who are not included in the contract.
  3. To bring in explosive or inflammable materials or substances that could cause damage or be a nuisance to neighbours.
  4. We would request you to respect the conventions in the owners’ community.

DATA PROTECTION

Your personal details will be treated according to data protection laws and will not be passed on to third parties for commercial or other purposes.

However, we would inform you that particulars obtained from you in the course of your reservation will be incorporated into the Riells vacacions 2000 SL company’s archives with the aim of offering you and improving our services. Equally, given that the company is responsible for this information, we reserve the right of access, to alter or cancel your personal details where necessary.
